Guys, there is the Unreal Development Kit which is free for non-commercial use (if you want to make a fan game). Sorry if someone did mention it before on this thread and I didn't bother to scroll through...

Not only that, but someone on the first page said that you need GameMaker
to play it. Well, I guess I'm left out.
